General Terms:

Concierge service available in some of our premises.
Daily Housekeeping service available from 10 AM till 5 PM on demand with extra charge.
Housekeeping packages with very special rates available.
Extra bed available with extra charge at OSKENA Dubai only.
Not being located in the building any request to be delivered might take around 2 hours, as well any request placed after 8pm Dubai time & 6pm Egypt time. Will be able to fulfil next day.
The rate price booked is provided one-time amenities on your arrival, added amenities like extra or change towels, extra or change linen sheet, extra coffee capsules, extra toilet rolls or other, will be for additional charges.
Apartment Key must be kept safe to void any charges. Building management charges for a single card 500 AED to 1000 AED, depending on your booking location.
Please keep the Apartment Key with you all the time when going out. Using the emergency key to open the door will cost 200 AED to 300 AED upon your location.
Visitors’ policy in Dubai must be followed as per the set of Dubai law.
Visitors’ policy in Egypt must be followed as per the set of Egyptian law.
In case of extra guests’ arrival upon check in “the property has the right to cancel the booking with no refund”, extra charges will be applied upon apartment capacity, or a separate booking to be added upon availability.
Kindly note that as per the Dubai Tourist Department we need to upload your passport in the Portal DTCM. You will be asked to share your passport copy, as well for the family or friends staying with you! Thank you very much for your understanding! Additional Penalties

Additional penalties may apply in case of breach of the contract or building violations during the stay such as: Loud Music/ Parties/ Unappropriated Noise Level

1st Complaint: full amount of damage deposit will be collected
2nd Complaint: The Guest will be evacuated from The Property.

Smoking and Parties are strictly prohibited. The violation penalties issued by The Community Management will be charged accordingly to The Guest.

General Provisions

The Community Management reserves the right to report any illegal activities to police and/or evacuate The Guest should there be any breach in adhering to the regulations.
The Company holds the right to ask The Guest to leave The Property, without any refund or prior notice, if there is a breach in the outlined Terms & Conditions, Community Policies or the regulations.
Loss and Theft:

The Company shall not be responsible in the event that personal belongings of The Guest are lost or forgotten in The Property.

A booking confirmed implies the acceptance of these T&Cs.

Reservation & Cancellation:

60% deposit to confirm reservation. Before check in time more than 3 weeks
Rest of payment before arrival time by one week. To avoid booking cancelation.
Free cancellation 45 days before check in date, else one night will be strictly non-refundable.
No refund in case of a no-show.

Extensions policy:

extension requests are always subject to availability.
In case of long-term rental contracts, only allowed to extend up to 7 nights eligible to monthly rate, any additional extensions after the 7th night will be calculated with daily rate, and short-term rental terms will apply.

House rules

Pets strictly not allowed.
18+ full consider an adult.
Parties and events are strictly not allowed.
Smoking not allowed.
Early check in & late check out requests to be aligned in prior with your host “extra charges may apply”.
Applicable for Egypt location properties:

electricity is limited and is charged by card. We cover 40LE for studio, 60LE for one bedroom and 80LE for two bedrooms per day. If your limited is over, extra usage is subject to extra charges.

Applicable for Egypt location properties:

mix genders are allowed to check in at the apartment. (If one of the partners is Egyptian nationality, marriage certificate must be provided.)

Upon check in the Home will be received by you in a perfect clean condition, must the apartment be given back in respectful condition.
The rate priced booked is for apartment rental only, added services such a cleaning, linen, towel change can be arranged with additional charges.
Suitable for toddlers and children under 12.
Main guest minimum age required is 18 years old.

Important information:

Damage Deposit required in addition to the rental amount and taxes.
Dubai Properties (1000 AED)
Egyptian properties (100 USD)

The amount of damage deposit will be refunded to the guest after an n-depth inspection of the apartment upon check-out.
Properties’ FF&E (Furniture, Fixture & Equipment) and inspected prior to check-in and upon check-out. In case of any damage or loss, The Company shall withhold the amount of replacement or repair from the damage deposit.
E-Car security deposit (100 USD) to be paid upon receiving the car which is refundable upon no handling the car back with no damage.
E-Car to not be drive by less than 18 years old guests.
In the event of amount of the replacement or repair exceeding the amount of damage deposit, The Guest will be charged additional amount to cover all additional expenses as deemed necessary.
Any late check out without prior notification is subject to extra charge.
